Biohazard & Hoarding Specialist
1. General
These Terms & Conditions apply to all cleaning and property-related services provided by Grotbags Cleaning Services Ltd.
By booking with us, the client agrees to these terms in full.
2. Quotes & Bookings
- All quotations are based on the information and/or photographs provided by the client.
- Quotes are valid for 14 days and may be subject to review if the condition, size, or access differs from the description.
- Full payment is required upfront before a booking is confirmed.
- A booking is only secured once payment has cleared and written confirmation is sent.
- Prices include labour, standard materials, and equipment unless otherwise stated.
3. Access & Property Conditions
- The client must ensure access to the property at the agreed date and time.
- The property must have electricity, running water, and adequate lighting.
- If the property is not as described (e.g. excessive dirt, rubbish, mould, hoarding, or repairs needed), Grotbags Cleaning Services Ltd reserves the right to:
- Adjust the quotation to reflect additional work; or
- Cancel the job with a £60 call-out fee to cover time and travel.
- We do not move heavy furniture, personal items, or white goods unless agreed prior to booking.
#4. Walk-Throughs & Completion
- Clients are encouraged to attend a walk-through inspection at the end of the clean.
- If the client chooses not to return before the cleaners finish or instructs the team to lock up and leave, this will be taken as confirmation that the clean is complete and satisfactory.
- In these cases, no complaints, re-cleans, or refunds will be accepted after departure.
- Grotbags Cleaning Services Ltd is not liable for any disputes raised once the property has been vacated without a client walk-through.
5. Cleaning Standards
- All work is carried out to a professional deep-clean or tenancy standard unless otherwise specified.
- Reasonable effort will be made to remove stains, odours, and marks, but some may be permanent due to age, damage, or wear.
- Grotbags Cleaning Services Ltd is not responsible for pre-existing damage, defects, paintwork, or discolouration.
- Photographs are taken before and after each clean for quality assurance and protection of both client and company.
6. Specialised & Add-On Services
- Oven cleaning includes internal and external cleaning of racks, trays, doors, and hobs.
- Fridge/freezers must be defrosted prior to our arrival.
- Carpet and upholstery cleaning, window cleaning, or biohazard/hoarding cleans are quoted separately.
- Specialist products and PPE are used for biohazard or trauma cleans in accordance with safety legislation.
7. Payment Terms
- Full payment is required upfront to secure a booking.
- If payment is not received prior to the scheduled date, the booking will be automatically cancelled.
- Payments are non-refundable if the client cancels within 48 hours of the scheduled clean.
- Accepted payment methods: bank transfer or card (details provided on invoice).
- Invoices must be paid promptly; late or withheld payments may result in additional fees or legal recovery.
8. Complaints & Re-Cleans
- Any issues must be reported within 24 hours of the clean.
- If an area is missed, a re-clean will be offered at no additional cost.
- Refunds will not be issued unless a re-clean has been offered and declined, and only at the discretion of management.
- Once a client or third party (e.g. landlord or tenant) has carried out additional cleaning or changed the property condition, the re-clean or refund offer becomes void.
9. Cancellations & Rescheduling
- Cancellations made with less than 48 hours’ notice will incur a £60 fee or loss of deposit/payment.
- If cleaners cannot gain access upon arrival, the same charge applies.
- Rescheduled appointments are subject to availability.
10. Liability & Safety
- Grotbags Cleaning Services Ltd holds full Public Liability Insurance.
- We are not liable for:
- Normal wear and tear;
- Pre-existing damage;
- Deterioration caused by age or poor maintenance;
- Failure of old seals, grout, paint, or fixtures during safe cleaning.
- Clients must remove or secure valuables and fragile items before cleaning begins.
- Our staff are fully trained, insured, and follow safe working procedures at all times.
11. Photos, Records & Confidentiality
- Photos are taken for documentation and may be shared with landlords or agencies if required.
- No images will be used for marketing without client consent.
- All client details remain confidential and secure under GDPR compliance.
12. Biohazard, Hoarding & Trauma Cleans
- Due to the nature of these services, an initial risk assessment and photographic review will take place prior to quotation.
- Prices reflect PPE, waste disposal, specialist chemicals, and staff training.
- Once approved, payment in full is required before commencement.
- Any health or safety risk discovered during cleaning may result in service suspension until the area is made safe.
13. Force Majeure
Grotbags Cleaning Services Ltd will not be held liable for delays or cancellations due to events beyond our control (e.g. illness, weather conditions, strikes, or accidents).
Alternative dates will be offered where possible.
14. Acceptance of Terms
By booking or paying for any service, the client confirms they have read, understood, and agreed to these Terms & Conditions in full.
